P&M Valuation Definitions.
We always try to communicate in a way to ensure there is no miscommunication between ourselves and our clients. This is especially the case with first-time business owners or those who have never had a plant and equipment valuation before. To help you along, here are a few terms that might be useful to know:
- Plant and Equipment Referring to all long-term fixed/tangible assets of a business. These items are crucial in the business's ability to generate income and may include such things as property, appliances, tools, vehicles, and equipment.
- Plant & Machinery Valuer Could be shortened as P&M Valuer. This is a specialised valuer that has acquired enough experience and completed the training necessary to value property, plant and equipment.
- Valuation The process of determining the value of an asset. This process is heavily based on objective evidence with the final report made to be accurate to a certain date.
- Market Value The amount an item may be sold for in an arm's length deal between a willing and informed buyer and a willing and calculated seller.
Our Valuation Methods.
All asset valuations including valuations of plant and equipment can be made using multiple methods. Most valuations will have a primary method with one or two methods to support and reinforce the value reported. The methods we use will be written in your report for complete transparency.
The three valuation methods most used by our valuers are:
- Comparative Sales A valuer finds assets that are the same or similar to the asset being valued. These will be comparable items and a valuer uses the sales of these comparable assets to determine the market value.
- Income Capitalisation With this method, the valuer uses the net operating expenses of a property or asset and its capitalisation rate to calculate its value. This is a useful method for investors.
- Cost Summation A very common method of valuation. Also known as the cost approach, this method involves a close examination of all the variables that influence the value of the asset, and a valuer uses this information to calculate the total value.
